Steps to Becoming An Inspector

Step 1: Understand  the Work

We provide property inspections for banks and other clients. Banks are required to check on their properties for insurance purposes, during refinancing, for properties in distress and for other reasons. Using our network of inspectors, we are able to arrange inspections in thousands of towns in multiple States throughout the United States. Our inspectors are located locally to each inspection to assure a timely and efficient inspection.

 

Most of the inspections are occupancy inspections(visually verify someone still lives at a property), there are occasional interviews (verification of who lives at the property by trying to make contact with a property occupant), there are some interior vacancy walk-thrus (typically photos of each interior room), an occasional insurance loss draft (verifying status of a construction project, e.g. taking picture of a repaired roof) and other types of inspections.

Driving or getting to the properties is a big part of the job as the actual time at the property to perform the inspection is about 2-10 minutes including data observation input. The timing to complete an inspection once received by the inspector is typically 5-7 days, but there are a handful of 24, 48 or 72 hour turnaround time requests.

Inspectors in urban areas typically are assigned between 200 – 300 inspections per month (for example Chicago, Philadelphia, Detroit, etc.) which could be 50-80 stops (inspections) per day. In more rural areas inspectors can typically complete 30-100/month, which could be between 10-20 stops (inspections) per day. This will vary based on location and order density.

Pricing paid to inspectors varies between $5.00 - $20.00 per inspection depending on geographic area, number of inspections and type of inspection. For example, an inspector might inspect 40 properties in one day. If the agreed upon price per inspection is $7 per inspection, then inspector would invoice for $280 (40 inspections x $7/inspection) for the completed work.

Equipment Required

  1. iPhone or Android phone with camera & Geo tagging GPS functionality; ideally with 4G or similar type camera

  2. Fuel efficient, reliable vehicle

  3. Reliable desktop or laptop with high speed internet access

Other Recommendations:

  1. Microsoft Streets and Trips software or other mapping software, to help you optimize inspector’s driving route (not required)

  2. A GPS unit (e.g. Garmin) or smart phone to help navigate to properties

  3. Clean driving and criminal background (background checks will be done)
